Basic Roofing Information
Include basic information about your roofing system like the dimensions and a list of penetrations, if any. You should also list any equipment on your roof and where it’s located exactly. If you’re starting the file after an inspection, include the inspector’s findings in it.
It’s easier to make a roofing plan right after an inspection. However, if you have one before an inspection, just have the inspector make notes on a copy, or do it yourself, basing the information on the documented findings given to you. Future roof inspectors can make updates on your roofing plans.
List of Materials
Make a list of the materials used on your roofing system. The list can include the shingles, flashings, soffits, fascia and other components. You can start this list during the installation of your roof, then update it whenever materials are added or replaced.
Proof of Warranty
Keep your original warranty in your roofing files. This will come in handy if you ever need to file a claim due to material failure. You can also refer to it to check if something you’d like to change or add may void the warranty.
Each time your roof is inspected, include the findings in your files. This will come in handy if you want to know when the last inspection was and what the inspector was able to observe and what they recommended
