Residential roofing options such as asphalt, metal and tile are generally resilient, able to shrug off even the most punishing of weather events. That said, certain parts of the roof are more susceptible to damage than others.
It’s important to address these problem areas as soon as possible, as more complicated issues can easily arise from them. In this post, Universal Roofing and Exteriors lists five of the most problem-prone areas of the roof.
1. The Soffit
This is the underside of the roof’s overhang. While its location usually protects it from weather damage, it’s made of a less-resilient material than the rest of the roof. Because of this, leaks coming from the roof edge or surface can easily damage it. Signs that the soffit is damaged include rot damage and dark marks or streaks on its surface.
2. Flashings
The thin metal strips that are supposed to protect the roof valleys and hips are vulnerable to long-term water damage. It’s easy to forget about these, but it’s always a good idea to check them at least twice a year. That way, you can repair and replace them in a timely manner.
3. Fascia
This is the part of the roof that runs horizontally and is located under the edge. It’s usually made from wooden boards and sheet metal. Since it’s responsible for protecting the edge of the roof, it’s also one of the first parts to deteriorate.
The best way to prevent long-term damage to the fascia is by investing in preventive roof repair. It’s also a good idea to unclog and clean the gutters as the spilling water will eventually find its way to the roof edge.
4. The Gutters
Lack of regular cleaning causes gutters to clog, causing water to drench your roof, siding, landscape and even your home’s foundation. Invest in regular gutter maintenance or a high-quality gutter protection system to prevent this issue.
5. The Shingle Field
The shingles are the roof’s first line of defense. Over time, constant exposure to the elements can take a toll on your shingles, causing damage. Catch minor problems before they escalate by inspecting your roof on a regular basis.
